You might ask what the difference is. Pre-Qualification is simply a statement that says you have been Pre-Qualified for a mortgage loan in the amount of $999,999.99. The paperwork has NOT been reviewed and no decision has been made other than running your numbers through a formula which predicts that you qualify for "such and such" an amount. Nothing is approved - no lender has reviewed the paperwork - it's simply a piece of paper with a number on it. This is not something that I would feel real comfortable with when shopping for a home. I would much rather have a document in hand that has been through the credit review process and has determined that you can definitely afford "this number." With that document, you can have a high level of confidence that any purchase you might make, that is equal to or less than, "this number" will be approved.
