I have a co-signer along with myself on my mortgage loan. My husband did not qualify become of self employment income. We are current on our loan, but having some trouble making the payments, and would like to inquire about a loan modification program. Is this unrealistic since we are current, and have a co-signer because their income will be included with mine, although they are not helping make the payments ? Also, my husband and I claimed ch 7 bankruptcy last year (because of the business debt) and received discharge in December 2008. So re-finance is out for us to release cosigner from obligation. Is there any hope for us to get a lower payment??

Are you familiar with mortgage acceleration programs? (not bi-weekly payment or prepayments). These programs are already quite common in Europe and other countries now. Are you currently using an acceleration program or recommending acceleration programs to your clients. There is a lot of information avaiable on the internet these days and the approach seems solid but I wanted to get some opinions from people in the industry tonight. Thanks, Rick

We received an NAPF U.S. Loan Notification telling us that we were pre-approved for a 30 year fixed loan at 4.75%/5.00% APR. This is for a loan of up to $287,670. It states that it is not an ARM which, we would never consider. I've never heard of any such program and wanted to know if this is legitimate.

Hi, I am currently taking the classes for down payment assistance SHIP. At the first meeting we had, the instructor said we had to include all incomes in the house. I currently live by myself, but after I purchase my home ( I am the only one going to be buying the home), my boyfriend is going to be moving in with me. Do I have to disclose this information? Will the program require me to include his income?

My husband has a home purchased with his deceased wife that was done thru the SHIP program. We want to buy another home but are having a hard time selling the one he has thru SHIP and we can't buy another house without showing this one as rental property, which is a no no for SHIP. Is it possible to refinance the balance of the money owed to SHIP, along w/ the balance of the home loan to get away from SHIP?

we used to have a very good loan discount on our mortgage at the bank where she used to work.I am on disability and over the past 4-5 yrs. have been renovating our home.I have almost doubled its value.However my wife has a health condition since birth called syringual mieliea.her condition took a turn for the worse and she had to stop working.thus we have lost our discount mortgage rate and her long and short term disability benefits have been denied.we have retained an attorney but have only limited savings from a cashed out 401 K.are there any programs available other than bankruptcy that we could qualify for so that we could get a reduced rate on our mortgage even though we are not employed.we would like to avoid being a further burden on the state as well as keep our modest little home that we have put so much hard work into. please help. thank you, Tim and Denise Norris

My husband & I had a bankruptcy discharged 7/25/07. ( we filed under 1 time only, unforeseen circumstances- SUDDEN DISABILITY...) I have re-established credit & my score is still rather low- my middle score is 606. My husband, however, has been unable to qualify for credit & his mid score remains around 530-540. I know we would get a better rate if we waited 2 yrs since the bankruptcy, but we need to move soon. We are both on SSD now & make a combined monthly income of $1293, & right now we are paying almost $500 a month for rent. ( we have been here 2 1/2 yrs & we have never been a day late) We want to buy a modest home - a loan for maybe $40,000-$45,000. PLEASE, I know there has to be a loan program out there for us. I WOULD REALLY APPRECIATE IT IF YOU COULD TAKE TIME OUT OF YOUR BUSY SCHEDULE TO TELL US WHAT TO DO & MAYBE POINT ME IN THE RIGHT DIRECTION. THANK YOU SO MUCH,CJ

We refinanced our house December 7 2004 we received an adjustable rate mortgage. I tried to refinance it last month to lock in the rate to a fixed rate .The banks said we owe more than its worth.We had it appraised December 2004.Is it possible that they used faulty or incorrect appraisal information. I recently received a letter from the NAPF Program. This program is offeing a low rate of 1.95% fixed for 30 years all I need to do is call the 1-800 #. According to this letter the NAPF is making this offer to the Monterey County, area due to the high cost of living and current intrest rates. Its to good to be true right.
