Many families (including first-time buyers) think it's impossible to get a great loan without a substantial down payment, or with weak credit, or with job changes, or even all of these together.  Yet we deliver many mortgages with low or even no cash required, fitting just these situations.  Here are just some of my customized options, including:

  • Down payments as low as 0% - new programs may allow no buyer cash-in, although some require a contribution to the closing costs from your own funds.
  • Additional sources of money for down payment or closing costs, like federal, state, and local government agencies; non-profit organizations; and gifts from family members.
  • Expanded debt-to-income ratios.
  • Limited incomes.
  • Limited documentation (can deliver for families with no verified income or assets).
  • Homes in underserved areas (big savings, call Jeff with a street address to check)
  • Past credit challenges.
  • Just too many to list...
