I own a number of homes and I am thinking of selling them owner finance. Is there some sort of insurance out there that would protect me should something go wrong with the buyers making payments besides death or disability coverage? In other words I would want the house to be paid off should for any reason they are not able to pay.

my husband and I have been strugling with our mortgage since Dec... We did not pay Dec, Jan and then in Feb we called.. Got on a Re-payment plan to pay on the 15th and end of month. We have kept up with these payments even though it has been very tough. The repayment is 1.5x our normal mortgage payment. We have done it until this month (April) We missed the 15th but are now ready to make one payment but not two (two are due each month).. What are our chances of keeping out of foreclosure? Since we are on a repayment plan and defaulted are we out of luck? We are struggling but making it through and almost done with the repayment plan and then we go back to our normal payment. We have very low scored (under 600) and no equity in our home since we refinanced a year ago. Please help!

I bought a house two years ago in Lakeland Fl. I was struggling to make it work there but the job market was to bad. I was forced to move back to CT where I was offered a good paying job. During that transition I got behind in my payments on my credit cards never on my mortgage. I have established a repayment plan with most all my credit card companies now but my credit score dropped to 508. Because of the drop in the market the house would not sale so I rented it to help with the payments. I am renting here in CT 1400 per month but I would like to buy instead. Are there any companies that will finance me with that low score? I plan to sale the house in FL as an investment home because it has renters there for one year. My income is 85000/year with rental income of 1450/month.

Two years ago the department I was working in closed down. I was making very good money at that time. However, since then I have been late on my mortgage payments. I have talked to the company and they helped. My job has been outsourced and the field I no longer make the money I used to. Last year it became worse with the gas/electricity hike. I fell behind again this year. I am not sure if I should sell my house or not. They say if I do not pay the payments I missed it will go into rapid foreclosure. However, my house payment is cheaper than the rent for a 2 bedroom apartment. Should I sell and look for a cheaper alternative? My credit is not good and I have no one to borrow money from. Thank you for your help.

My fiance and I bought a townhouse. The mortage and title is in my name only because he wasn't living there at the time. We both put the same amount of money down, although I made mtg payments myself for a year. He's since moved in and is making all mtg payments for this year. I promised after he put an equal amount of money into the house, I'd put his name on the title. I think his name should be on the mortgage, too, but it doesn't sound like this is possible unless we refinance? My interest rate is 5.5% and I don't think we can get anything better than that! I will REFUSE to put his name on title unless we can get his name on the mortgage as I do not want any hassles about the house in case one of us or either of us should die. Is there anyway to get his name on the mortgage? Thank you.

my parents bought a house for my husband and me. The house is in our name, they hold the lien on the house. We are currently in the middle of divorce. We are24 months behind in payments on the house. what is the best way to handle this? If my husband quit deeds the house to me that will clear him of the debt or is it best to foreclose?

i sold my house 9/06 to my boyfriend at that time. he lost his job and fell short on the payments, since then he owned another home and did a "short sale", he paid his first off, but not the second. 2 months ago the 2nd lender (citifinancial) gave him a "special circumstance" approval to wrap the loan around the property i sold him. on monday april 9, 2006 day before the house taxes were due, he asked me (now ex-boyfriend) if i wanted the house back, he "grant deeded" the home back to me 100% and was recorded the same day. my question is, i paid the taxes, however im a bit nervous about the closing of the second. citifinancial did obtain title insurance 2 months ago, however they are not aware of the change of title "grant deed", am i going to be responsible for the loan? My name is not on the loan at all, only the 1st. i feel like he did this to get out of paying the 2nd completely. we are in california

Please tell me if I am in a situation that isn't right. It is this....A relative needed a larger house, but had to sell the house she had in order to get the house she wanted. Her house wasn't selling and so she said that I could move into the house and every monthly payment I made would go towards the house being mine.Of course the monthly payments are high, but the house is worth it and so now I am concerned that this house will never be mine, because I found out that in order for her to buy the larger house and get approved she had to put the house I'm in on the morgage of the larger house she bought. Now there are not two morgages, but one large one.So now the two houses are tied up in one package.I will never own this house like she said I would, will I?

I live in a 2 and 1/2 year old home with 1,50,000.00 dollars mortgage remaining to pay off. Current market value of the home is around 2,50,000.00 for a 2600 square feet home. Our yearly gross income is 85,000.00 dollars. Our personal property value is about 75,000.00 and 401k value is 80,000.00. Our Credit history is excellent. We do not have to pay any other payments other than utility bills. Can I rent this home and buy another home? If I can, for how much we can qualify for? Or are there any other options available? AV
