My husband and I are first time home buyers in search of someone who is willing to give us a chance. We have had problems in the past with bills ETC, but currently we have been very faithly in keeping all of our current bills paid on a timely manner. Combine we have a gross income of about $66,000 annually, and we have not been able to find some one who will assits us in purchasing our first home. My credit score right now is 560 and my husbands is about 570, my husband does have a judgement that was filed against him last year for about $3200 dollars that we have been making monthly payments of $100 dollars for the past 7 months on. We are only looking to be approved for a loan in the amount of $160,000. Please contact me and let me know if there is anything that you can do to assist us, I am even willing to apply on my own even if it means a lower mortgage approval.

MY HUSBANND AND I FILED BANKRUPTCY AND IT WAS DISCHARGED LAST AUGUST 2007. WE HAVE A 2ND MORTG WHICH WE DID NOT REAFFIRM IN THE BANKRUPTCY. WHAT HAPPENS IF WE DO NOT MAKE THE PAYMENTS TO THE 2ND MORTGAGE COMPANY BUT STILL PAY THE FIRST MORTGAGE? THE PROPERTY VALUE HAS DROPPED TO WHERE IF WE TRIED TO SELL WE WOULD BE LUCKY TO GET ENOUGH IN THE SALE TO PAY OFF THE 1ST MORTGAGE. THE 2ND WOULD GET NOTHING- AND THEY WERE INCLUDED IN OUR BANKRUPTCY. IF WE CANNOT CONTINUE TO MAKE THEIR PAYMENTS CAN THEY FORCE A SALE OF THE HOME?

I recently was approved for a VA home loan. When the paper work went to the underwritter I was required to write several letters. 1 explaining why I filed bankrupcy in 2002 2nd since I was retired What I was going to do to be sure I pay my bills on time/live within my means on a fixed income 3rd What I have learned from past derogatory credit history that will help me continue to make payments on time. Then they requested 3 months of bank statements on how I spent my money. According to the Veteran Admin website they should only hold bankrupcy against you if it is 2 years or less. My credit scores were in the 600's highist 658. They approved the intial loan application. But when the underwriter got it it was everyday want a letter treating me as a little kid. This company only does VA loans Can they do this? make you write letters, explain and prove how you spend your money?

My company is transferring me, and will purchase my current home if we can't sell it. Our credit score in in the 500's due to an illness that caused my husband to lose his job. We have two late mortgage payments from 8 months ago - which surprised me because I contacted the mortgage company and they agreed to those late payments before they were late. We also have several other late payments, one 5 months ago, but most are about 10 - 12 months and everything current since then. I have worked for this company for more than 15 years and my spouse recently was approved for disability payments which has helped. We have never had a judgement filed against us or filed bankruptcy, and all our accounts are current. I was sick to see my credit score so low. In this new strict housing market is there any chance that we might get a mortgage? We should get enough out of the sale of our current home to put 20% down. I am very worried about even being able to find a place that with rent to us with such a crummy credit score. Thanks, I appreciate your advice.

I am a teacher in a small town and I earn alil over 35000 a year. I also have excellent credit 740+. I have no credit card debt however I do have a school loan of about 35000. My fiance has been unemployed because he hurt his back so therefore he has little income. Is it better for me to just apply for the loan without him?? Filed chapter 7 in August discharged in November 2007. I surrendered my home to first mortgage company who told me I don't owe anyone once I move from property. Now my 2nd mortgage company is calling me to make payments. I don't understand why my 2nd mortgage company is telling me that I still have to pay them. My house is worth $380-410, I surrendered the property because I could not afford to pay hoping that I would be able to live without stressing any more. I owe 264k on the first and 63K on the 2nd. Why am I still getting harrassed when I could have reaffirmed but chose not to. I am really confuse, thanks.

The situation is that he has land also in the state of Maryland; Can the bank (Washington Mutual) take that piece of land( almost ten acres) if he does go through with foreclosure? we our paying our back loan payments today at the lenders bank, but we are 4 days from the sherrifs sale. we will pay with cash, and will be current, we have the lender telling us that they will stop the sale,but we also have the law firm holding the forclosure notice telling us they have to get all the money. who is right and can i trust the lender and there agreement with me. thank you

I just don understand whats going on. and they got me to send them a financial statement and stat declaration so i did and made them an offer of 2000., they come back saying that i had to options 1-pay the 2000. one lump sum or 2- if i had to make payments i had to pay 4000., i dont know what to do. im a single mother with 4 children. any advice how i can find out what to do, im willing to pay the 2000. but only by payments cuz i dont have money. is bankruptcy a good idea? thats how my ex got his name off there. please let me know asap cuz their calling me and stressing me out threatening to garnish my wages.
