I filed ch 7 bk 2 to 3 years ago. I am a previous home owner, 1st home now divorced, that mortgage was in good standing, i had since fell to the way side with credit after div, and doing nicely rebuilding on my own. car loan, personal loan, and credit. i don't know who to go to for a mortage this time? i have a little money saved, been at my job 20 years. would it be hard for me to get a mortage on my own? need a reputable place to start. any insight i would appreciate.

We have two loans on the house...we received a letter from the bigger of the two loans that they would be increasing our interest rate and they could increase it every 6 months from this point on. We had a pre-payment penality for 3 years but that 3 years will be up this month...the only thing is that my husband filed bankruptcy probably about a year ago. At the time we weren't married but we both owned the house with me being primary owner. We have no been married for about 4 months. Initially I had good credit but he had the money. I still have the better credit but I owe alot. My question is...how long typically should we wait before we refinance especially with the bankruptcy? Would it be better to refinace now in hopes that we get it at a fixed rate? Or should we wait a little longer even though the interest rate will continue to increase every 6 months?

my husband and i recently purchased our home almost 2yrs ago. our first loan is a balloon loan, it adjust about $400 more after the 2yrs and the second loan is a fix rate at 11%. i'm looking towards refinancing my home, but due to the market now there is not enough equity in my home. i can't afford to pay $400 more every month once i hit that 2yr. what should i do? please help me!

hi, my husband and I are in the middle of moving to Washington. he is already there and we are getting ready to close an a house there,I'm still in WY the loan for the house is in my husbands name but the closing agent said that because Washington is a Community Property state that I have to sifn a quit claim deed. but if I do and something where to happen to my husband would I have any claim on the house, or would I and our children lose it? i sold my house 9/06 to my boyfriend at that time. he lost his job and fell short on the payments, since then he owned another home and did a "short sale", he paid his first off, but not the second. 2 months ago the 2nd lender (citifinancial) gave him a "special circumstance" approval to wrap the loan around the property i sold him. on monday april 9, 2006 day before the house taxes were due, he asked me (now ex-boyfriend) if i wanted the house back, he "grant deeded" the home back to me 100% and was recorded the same day. my question is, i paid the taxes, however im a bit nervous about the closing of the second. citifinancial did obtain title insurance 2 months ago, however they are not aware of the change of title "grant deed", am i going to be responsible for the loan? My name is not on the loan at all, only the 1st. i feel like he did this to get out of paying the 2nd completely. we are in california

I'm considering buying my first home. I got some numbers back from a local bankm and noticed that there are some fees that are added to processing the loan and on top of that, the interest rolls over every year on the loan, making the payoff 2.5 times more than the original loan. Is this common and if so, shouldn't the banks waive all fees if there going to get you with interest?

My finace's mother has a very peculiar problem. Her and her husbands finances have always been seperate. They own three houses and have a small mortgage on the one they live in, the other two are rentals. He is very tight with his funds, she has helped out her family and children to the poibt were she has become over extended in credit card debt and other financial obligations she can no longer afford. He will not help her. He will not sign for any type of credit line or loan. Being that California is a community property state, and she contributed just as much to their wealth, is there any way she can get a line of credit, or loan using either one of the properties or her primary residence without him? Divorced has been discussed, in which case it wouldn't be a problem, and I realize that community property states require lenders to have both signatures, but is there any loophole, law, or back door she could use to go forward without him? Any information you could give me would be helpfull.
