My husband has a home purchased with his deceased wife that was done thru the SHIP program. We want to buy another home but are having a hard time selling the one he has thru SHIP and we can't buy another house without showing this one as rental property, which is a no no for SHIP. Is it possible to refinance the balance of the money owed to SHIP, along w/ the balance of the home loan to get away from SHIP?

The home I live in has my ex-husband only as the person whose name is on mortgage. However, for the last ten years I have paid the mortgage myself, the deed of the house has only my name on it, not my husband\'s as he deeded it to me ten years ago. I need to change the name on the mortgage, is there anything I can do to convince the bank to change the mortgage to my name, since I have been paying them on a timely basis for ten years?

My company is transferring me, and will purchase my current home if we can't sell it. Our credit score in in the 500's due to an illness that caused my husband to lose his job. We have two late mortgage payments from 8 months ago - which surprised me because I contacted the mortgage company and they agreed to those late payments before they were late. We also have several other late payments, one 5 months ago, but most are about 10 - 12 months and everything current since then. I have worked for this company for more than 15 years and my spouse recently was approved for disability payments which has helped. We have never had a judgement filed against us or filed bankruptcy, and all our accounts are current. I was sick to see my credit score so low. In this new strict housing market is there any chance that we might get a mortgage? We should get enough out of the sale of our current home to put 20% down. I am very worried about even being able to find a place that with rent to us with such a crummy credit score. Thanks, I appreciate your advice.

My husband and I have lived in our home for 5 years. We have never been late on our mortgage and refinanced and obtained a 2nd mortgage. Currently our 1st mortgage is 345,000 and 2nd is 80,000. My husband is being relocated with his job and we have to sell the house because they are moving us out of state. I know that our home is worth about 350,000 to 360,000. Employer will pay all penalties and closing costs on new home. I am worried about our second mortgage not being satisfied. Any suggestions. I would hate for our credit to be in jeopardy.

My house mortgage, and title, is in my name, but my husband and I lived in the house for eight months. We have since broken up. I am living with my parents. My lawyer says I can get a court order to get him out, but if I sell the house, we would split the profit. My question is, do I have to sell the house, or can I stay in it, and keep paying the mortgage after he is out?

My husband wanted to get a home equity line of credit and told me that since my credit was poor that I could sign a paper letting him get the line of credit in just his name. I did sign and he was approved for 130,000. Two months later and 2 days before he filed for divorce he withdraw the whole amount and now stated he will not pay it. I have a credit score of 631 with a bank in collections and a judgement for not paying rent ( which is paid now) and I have no established rotating accounts. I have little income, part time job at Quik Trip. And my husband has a 450 score with 5 collections, with little established credit, but he has a income of 3000 a month. How would be start as 1st time buyers for a small house or mobile home loan? My husband & I would like to purchase our 1st home. I have a middle FICO score of 556 & my husband's is 585. We are having difficulty finding a lender to approve us for a loan due to our low credit scores & I took 10 months off work last year to care for our child. Are there any lenders out there who will consider a 556 score? We do have some collections on our credit report. We make roughly $50,000 a year & are hoping to buy a home for $132,000 We also have 20% down in the form of gift funds from my father. My husband and I recently tried to refinance, after having a bad experience with another mortgage company who promised to help us with a refinance after we accepted an 8.5% arm to help clean up our credit. After the six months, we returned to the mortgage company to start the refinance process which was to be free of charge the second time around. (this was a big joke) The company would never return our calls to start the new refinance. I went online and got a copy of our credit reports and my husbanand I had a score of 650-700 depending on the reporting agency. This was a great improvement from where we were when we did the original refinance 6 months prior. We did some research online and decided to try for a FHA loan. Everything seemed to be running on course. We had an appraisel done and the house came in way above it's value. The company that we were working with told us that they would not order the appraisel, if they were not confident that they could get the loan approved. I am self-employed and my husband works for a company. They had no problems sending out loan paperwork with a 7% interest rate and PMI. We refused the loan and explained that we were not desperate to refinance. They came back and with new loan documents with a 6.7% interest rate and a one time PMI fee, but had tacked on various other points that made the closng cost $10,000. They have since contacted us and told us that they cannot do the loan because my husbands credit score is too low and his dept ratio is too high. I understand this but I think they should have made this decision before we paid for the $350 appraisel. Since I have had a profit loss in my business, they could not consider my credit score or income. Are there any loans that I can look into as a self-employed person.

My husband and I got divorced. The divorce decree stated I needed to get a mortgage to refinance within 90 days after the final decree. I did get a mortgage. In the process of getting the mortgage I found that my ex had me taken off the mortgages, first and second. He quick deded the property over to me and I am now in the process of getting a warranty deed onthe property. I want to refinance the first mortgage without the second mortgage being involved. I never signed any papers to be taken off the mortgages. I don't know how he did that. Can the second mortgage still hold the property as collateral since he took me off that loan and the property has been quick deeded to me?

I understand the importance of the first 2 documents, but I am confused about the bank statements.
