My husband and I own our house free and clear(an inheritance a few years ago allowed us to pay off our mortage) We now find ourselves in need of some cash. About $25,000.00. I said we should go to the bank and take out a mortage but my husband says we cannot as there is a builders lien on the house. Is he right? The property is worth approx. 400,000.00

My husband and bought a home last July for $600,000. We got an 80/20 loan- 80 @ 6% fixed for 2 years only, and 20 @ 11%. We are about to sell an investment property and plan to clear about $160,000. Should we pay of the 20 portion of the loan and try to refinance the 80 so we can get a fixed rate? Or should we refinance the whole 80/20 now and then put the $160,000 down? PLEASE HELP!!! My credit score is 720+ my husbands is 650+. Combined last year we made over $165,000.

I have approximately 12 years left on my fixed rate mtg. I would however, like to place the house in both my and my daughter's name instead of my spouse. My daughter is a pofessional with good income and minimal debt ( only student loans ) my husband is not in the best of health and has fallen on hard times professionally. My husband is being relocated for his job so SC. We would like to purchase a new home that is a step up from our current home. The problem is that our debt to income ratio is out of whack. We had given up on relocating and assumed more debt for cars and toys and credit cards. Our total debt is about 65K (not including our mortgage) It seems like our only option is going to be moving into an apartment for four years to pay off our debt, or renting a house rather than buying. We would rather buy than throw our money away on rent. What can we do ? Our income is 75K ,we'll have approximately 15K for a down payment, but our monthly dept is at $2200 per month. We'll be moved within the next 6/8 months.

I have a question that my current mortgage co. wont answer as my home is currently listed under my husband's bankruptcy but is due to be discharged by April 16th. I wanted to know if I could close my escrow account in order to pay my own taxes and insurance, the current mortgage balance is 205,000 and I have approx. 21% equity from original purchase? I would think as long as there is 20% equity it should be my choice?
