My wife and I are renting and would like to buy a house, for 79 thousand, we are frist time home buyers. My wife is a Art teacher and I cut meat and attend college. I have 1 yr. left in order for me to receive my bachlors degree. we have two car loans, and my wife has three college loans, I have two, but since I am still attending college I am not paying on any of my loans. My question is can we receive a frist time home morgage loan, or will our dedit hurt are chance for frist time home buyer.

My brother who lives in Elk Grove, CA purchased a house a few years back, then he decided to purchase a second house with the family money. I believe the interest on the second house is fixed. I am sorry, I don't know about the details. All I know, he and the whole family are really pressured due to work and finances. He hasn't been able to refinance the house due to severe real estate problems. He was thinking to give the house to the bank, but as you may know, he will still owe money to the bank and we will lose everything. Are there any creative way for us to be helped? Do you have any suggestions? He is thinking to move to the first house where we had a tenant. The tenant will move house soon, and they are going to move in and he is planning to give the house to the bank. As far as I know he still will owe money to the bank because they will respect the contract which was signed a few years back, even though the purchase price is very low at the moment. My husband and I recently tried to refinance, after having a bad experience with another mortgage company who promised to help us with a refinance after we accepted an 8.5% arm to help clean up our credit. After the six months, we returned to the mortgage company to start the refinance process which was to be free of charge the second time around. (this was a big joke) The company would never return our calls to start the new refinance. I went online and got a copy of our credit reports and my husbanand I had a score of 650-700 depending on the reporting agency. This was a great improvement from where we were when we did the original refinance 6 months prior. We did some research online and decided to try for a FHA loan. Everything seemed to be running on course. We had an appraisel done and the house came in way above it's value. The company that we were working with told us that they would not order the appraisel, if they were not confident that they could get the loan approved. I am self-employed and my husband works for a company. They had no problems sending out loan paperwork with a 7% interest rate and PMI. We refused the loan and explained that we were not desperate to refinance. They came back and with new loan documents with a 6.7% interest rate and a one time PMI fee, but had tacked on various other points that made the closng cost $10,000. They have since contacted us and told us that they cannot do the loan because my husbands credit score is too low and his dept ratio is too high. I understand this but I think they should have made this decision before we paid for the $350 appraisel. Since I have had a profit loss in my business, they could not consider my credit score or income. Are there any loans that I can look into as a self-employed person.

Filed chapter 7 in August discharged in November 2007. I surrendered my home to first mortgage company who told me I don't owe anyone once I move from property. Now my 2nd mortgage company is calling me to make payments. I don't understand why my 2nd mortgage company is telling me that I still have to pay them. My house is worth $380-410, I surrendered the property because I could not afford to pay hoping that I would be able to live without stressing any more. I owe 264k on the first and 63K on the 2nd. Why am I still getting harrassed when I could have reaffirmed but chose not to. I am really confuse, thanks.

I'm divorced but I have been living with my ex in our house for over a year trying to sell it. She wants to refi the house in her name but the appraisal came back less than what we owe. At the time re did the refi the house was valued at $240K we currently owe $192K and the appraisal came back at $185K. Because of the divorce neither of have the money to put down for the down payment. I want my name off the house so I can purchase my own home. My ex wants the house and has already been approved for an FHA loan but the appraisal is too low. Does anyone have any idea how we can work this out. I need my name off this mortgage.

My husband and I bought a condo 2.5 yrs ago with a 2 yr fixed rate and had planned to refinance in hopes of getting a better rate. Due to the market crashing we are unable to get a decent rate and are now paying on an adjustable rate. My name is only on the title and not on the actual loan. My husband and I were wondering if it is possible to get my name off of the loan and foreclosing under his name. He has a BK on his record that's about 4yrs old. My credit is pretty good and I would like to keep it that way in hopes to buy a house in the future. We didn't put any money down and have nothing to loose. We've been paying close to $3000 per month for a 1 bedroom 895 sq ft condo and it' just not worth it anymore killing ourselves to pay something we can't start a family in. I had tried to get a house though mortgage experts, had signed papers for the bank and we were pre qualified for the loan, 2 days before closing they told me and my girlfriend that we werent accepted because i am on a commision based income, 2 weeks later i got a letter stating i am liable for the 325 dollar appraisal fee. i looked through the papers and it did not state i am liable for this. am i liable for this bill or what can i do to fight it?

My exhusband passed away in Feb. Prior to that he quitclaimed his house to me. (It is recorded at the county). His daughter from a prior relationship-there is question she is even his real daughter-came to me offering to claim the house so that I would not have to pay inheritance tax. Me and my ex purchased a house in july 1995 for 65000., he moved out in jan 1996 and left me with the house. in dec 2000 i had to move cuz i couldnt afford the house anymore, i gave up the house voluntarily, the bank took it over and sold it for 59000., now ever since then i have a collection agency after me saying i still owe like 23,000. but i still dont understand where the money of 5 years that i paid went to? i figure i paid like 40,000. where did that money go? also they say my opening balance was 73,000 how could it go up? i have a paper from 1998 saying my balance was 63000. I just don understand whats going on. and they got me to send them a financial statement and stat declaration so i did and made them an offer of 2000., they come back saying that i had to options 1-pay the 2000. one lump sum or 2- if i had to make payments i had to pay 4000., i dont know what to do. im a single mother with 4 children. any advice how i can find out what to do, im willing to pay the 2000. but only by payments cuz i dont have money. is bankruptcy a good idea? thats how my ex got his name off there. please let me know asap cuz their calling me and stressing me out threatening to garnish my wages.
