My wife finalized bankruptcy recently, she filed before we were married, I have good credit but i do not make much money. How can we make this work? is there a way to include her income? Or do I have to go it alone? Also the property we want to purchase is a two-unit house, we plan to live in one unit and rent the other, could that help us get approved?

My ex-boyfriend purchased the house I live in. I have paid the majority of the mortgage for the past 4 years. My name is neither on the deed, nor on the mortgage. I am trying to purchase the home through a refinance to get him is money, then add me to the deed, then do a quit claim to get him off the deed. What is the best way to handle this situation. I have very little money to put down, but I have contributed to the equity by paying the mortgage directly to the mortgage company. Is this possible?

Asked 03/17/2007 02:07 am CT (San Ramon, CA)

I bought my house in June 05 for $680,000. I put 20% down " not my money though - I put it down because I felt the 2nd was too high" but pulled that money back out with a HELOC to repay the 20% down a month later....so I now have no equity in my home. I have significantly less income now because I was working in Real Estate in California and it has slowed to a snails pace. My question is.. Can I keep paying my 1st lien on time and call the other lender of the HELOC and tell them I cannot afford the payment any longer? Would the holder of the 2nd/Heloc simply write all the debt off and 1099 me for the debt they wrote off? I understand that they wouldn't foreclose on the 2nd because they would then be responsible for the 1st lien. I don't want to lose my home but I can no longer afford to make the payment with my 2nd/HELOC which is at 11.25%. I would sell but I cannot afford to take a loss of $40,000..which my Realtor has said I would have to do in order to sell. I would greatly appreciate your advise on this. Thank you for your help. Mike Rodeno

I am trying to get a loan on a house, the first loan I was declined because they didnt like the way the house was laid out (they said my finances were not the problem) and then I went to another loan agency who was really giving me a hard time and not taking all my wages and lying to me about the closing date so I quit with them. Is this going to make my credit look bad by having to try for another loan again? I am a first time buyer is there any tips or a certain route I should try? Thanks

Let me rephrase my question. What I received in the mail from the mortgage company said it would save me money if I paid my mortgage payment every two weeks instead of once a month. The example would be if my house note is $1200.00 a month, instead of paying $1200.00. I would pay $600.00 every two weeks. They say this will save me money and pay off my mortgage sooner. Is this a good idea?

Can correspondence be sent to the foreign country (i.e. statements, so forth) ? 4. Can payments be deducted from a foreign back account? thank you for your help on these specific questions!'
