I have a co-signer along with myself on my mortgage loan. My husband did not qualify become of self employment income. We are current on our loan, but having some trouble making the payments, and would like to inquire about a loan modification program. Is this unrealistic since we are current, and have a co-signer because their income will be included with mine, although they are not helping make the payments ? Also, my husband and I claimed ch 7 bankruptcy last year (because of the business debt) and received discharge in December 2008. So re-finance is out for us to release cosigner from obligation. Is there any hope for us to get a lower payment??

Is a co-signer responsible for a VA mortgage? My daughter and her husband are divorced. He lives in the house. He is the veteran. They got a VA loan, she co-signed, but she was not working at the time. The mortgage has not been paid, he is not doing anything about it. What can she do.

I live in a manufactacured home. I need to get out of it. It has been for sale for 1 year but no bites. My dad is a co-signer on my mortgage. If I walk away how will this hurt him and also can they come after my husband since he is not on the mortgage or the deed? Is there any other way to do this without causing that much damage?

I am trying to refinance both my 1st & 2nd or just my 2nd so I can payoff some debt and get back on track. My credit is poor (low 500's) and I am haveing difficulty doing this. I even have a Co-signer with great credit willing to help me out but with the new gudielines I have not been able to get anything accomplished

is it legal for a realestate broker to recommend a co-signer that is working with a third person under a business name toco-sign and charge you a fee and have you to sign a paper stating that if that if your payments are late they can take your house but they have never paid a mortage payment?

I am currently looking to move out of state to Washington. I want to purchase my first house. I already quit my job in anticipation of the move (as well as other issues). I was reliesed from Bankruptcy Feb 2006. Since the release I have obtained a credit card in excellent standing, paid off my holliday trailer loan, paid off a pick-up loan in which I was the co-signer, and just this week obtained a lease in my name from GMAC on a new pick-up. I have a mortgage in the amount of $126,000. The property is worth $240,000 now. I am looking to switch my mortgage from ATB Financial to a new Bank. My reason for early renew at a different institution is I also went through a divorce this year and I am required to remove my ex-wife from the title and financial obligation to the title. What are my chances of getting approved for this mortgage?

Hello, my niece and her husband were going through a broker,their closing is scheduled for 09/15/06 this friday at the request of the sellers attorney, my niece and her husband put money down on the property as well. Now 4 days from closing the broker calls and tells them the bank sold out to another that will not honor the loan ! but if they had a co-signer with a score of 580 they could. so her father called to give his information. his score is 659 and self employed, he has been going thur a divorce and has pd alimony,and child support. now the ex wife was requesting he pay their exisiting mortage off as part of divorce. he agreed he paid his attorney 2,000.00 cash today. the mortgage pay off was 1,600.00 . when the broker ran him through he said that the mortgage was 120 days late, he has been legaly seperated 5yrs and divorce proceedings almost a year. the loan is now satisfied, pd in full . is there anything we can do or someone that will help us?
